Excellent package of approximately 1,882 acres of hay and pastureland for sale near Harris, SK. ~1,560 of deeded acres and ~322 Crown lease acres. Crown lease to be transferred to a buyer with SK Government approval. The majority of the land features loamy sand soil texture, with some being light loam. There is a mix of Vera, Asquith and Bradwell soil types. According to SAMA, 132 acres are cultivated, 341 acres are hay, 1,389 acres are pasture, and 17 acres are slough/bush. Yard Site on NW-06-32-11-W3 (Map ID 3)
The home yard site, including buildings and improvements, is NOT included in the asking price.
Option 1: Exclusion of the Yard Site
If the buyer does not wish to purchase the yard site, a subdivision of approximately 20 acres will be required to exclude the yard site located in the northwest corner of the quarter. The cost of the subdivision will be shared between the buyer and seller.
Consideration: A well located in the yard site supplies water to the surrounding six-quarter block via a pipeline extending approximately one mile east. If the yard site is not included in the sale, the buyer will be responsible for developing an independent water source.
Option 2: Inclusion of the Yard Site
The yard site may be purchased for an additional cost, eliminating the need for subdivision. However, the vendor will retain residency under a rental agreement to be executed as part of the sale. Details of the yard site are available upon request. Please note that this option may only be available to purchasers known to the vendor.

Fencing:
· The seller states that all blocks are perimeter fenced, including the Crown lease half section

· The seller also notes that approximately one mile of new fencing will be required. ½ a mile on the east side of NE 02-32-12 W3 (Map ID 6), and ½ a mile on the north side of NW 36-31-12 W3 (Map ID 5).
