Located in southcentral Saskatchewan in RM 133 Rodgers, east of the community of Coderre and 3 miles west of Old Wives Lake, this 1,399 acre package of hayland/pasture is for sale by Tender.


This property is comprised of a block of 9 quarters plus 1 quarter located ½ mile east. This is bare farmland, with no buildings or yardsites.


8 quarters are characterized by a Brown Alluvium Association clay soil, 1 quarter a Brown Alluvium silty clay soil and 1 quarter a Hattom loam soil. Crop insurance are O and M. As per SAMA, the land is primarily arable, with 1,473 acres of the total 1,582 acres cultivated classified as hayland/improved pasture, 60 acres of native pasture and 49 acres of waste knoll/slough and creek. The land is seeded to grass, current use is pasture. Salinity is noted throughout.


The 9-quarter block is perimeter fenced, with some crossfence. There is a dugout on the SW 2-14-3 W3, and a river crossing the north portion of the N½ 1-14-3 W3 and intersecting the SW 11-14-3 W3. Access is good with a seasonal road along the west, south, and east boundaries of the block. Topography is flat.
