This exceptional pastureland offering includes 10 quarters of deeded land and 5 quarters of SDA lease totaling approximately 2,400 acres with excellent water. This package has provided livestock carrying capacity for 200 cow-calf pairs.
Key Features:
• Total Deeded Land: 10 deeded quarters, all contiguous.
• SDA Lease: 5 quarters with an annual lease cost of approximately $3,000 plus RM taxes. With taxes the cost to maintain the lease is approximately $9,500.
• Carrying Capacity: with current set-up, it is suitable for up to 200 head of cattle. Based on 200 cows with calf at foot, the cost per head is approximately $50 dollars per cow calf pair per season. This is based on 2024 rental cost with taxes included.
• Grass: Combination of seeded – being Meadow brome-36 acres (grass with fast recovery, plus 86 acres of alfalfa -crested wheat plus a 118-acre area seeded to Meadow brome, Norther wheat grass and Cicer milkvetch- (non-bloat legume) and native grass, offering excellent carrying capacity.

- Fences range from new to requiring replacement
• Grazing Management: Set up for rotational grazing with a strong grass reserve due to seasonal grazing (June to October).
• Condition: Excellent grass cover, ensuring sustainable rotational grazing.
If tendering on this package, potential purchasers should contact Sask. Lands Branch in North Battleford regarding a preapproval of lease assignment in advance. All tenders must be with Hammond Realty by February 4th, 2025.
Terms and Conditions of the tender are as follows:
1. All offers must be received by Hammond Realty by 12:00 p.m. Tuesday, February 4th, 2025 (deadline).
2. All offers received are to be left open until 12:00 p.m. Friday, February 7, 2025. All offers received will be addressed and responded to [i.e. accepted, rejected, or countered].
3. The Seller IRREVOCABLY directs, instructs, and authorizes Hammond Realty NOT to inform or present the Seller with any offers received until after the date and time detailed in Term 1. above.
4. Buyer’s offer will be itemized by legal description and any conditions of the offer must be clearly stated.
5. The highest, or any, offer will not necessarily be accepted.
6. In addition to the top offer for any individual parcel, consideration will be given to offers that provide the highest aggregate price for any combination of parcels.
7. Buyer must provide a deposit of 5.0% of the price being offered within 4 (four) business days of an accepted offer unless otherwise agreed.
8. Seller will be responsible for the property taxes on the property until January 1, 2025.
9. Closing date shall be 12:00 p.m. March 7th, 2025.
